Complete your staging - don't leave any loose ends when staging house for sale!

Tie your home together with your key wow factor. This could be anything that buyers see as value and where you can get it done for a good value. A great example is the railing and banister in your home.

If you think you've done everything to stage your home to sell, take a close look again.


You may find that your house looks perfect except there's a 40 or 50 year old railing. What's the problem with this? If it's about this age from a standard subdivision - meaning it wasn't a mansion - the railing will most likely:

1.   look old

2.   look and feel cheap

3.   won't meet safety code

4.   be loose and or have broken welds and require some repair.

 

Most sellers won't update these railings. Perhaps it's too hard to find the specialty skill AND a fair price. This maybe the centerpiece to your house!


You would be surprised at how affordable railings and spindles can be including the labor, provided you find the right installer.

Many buyers are not experienced enough to know what can be done with railings and may turn down a home with an ugly and unsafe railing and banister. The home inspector will be required to point out that the railing isn't to code. This may cause reluctance to buyers, especially those with young children, to reconsider an offer or lower your price considerably. Remember that staging home to sell is making your buyers feel comfortable and in all cases SAFE!

Buyer's generally see a home to be worth more if it is safe - makes sense - so getting your house ready to sell and keeping safety issues top of mind, should be your priority.

Trying to find a reputable trade that is affordable and at a fair price, is not an easy task. Make sure you speak to your real estate agent and find out who they know and trust to put something like this in place. If you don't want to deal with the work of dealing with a trade then use an agent who will take care of all the details for you.

Railings are a big selling feature. Anyone who buys your property and has children will want a safe railing.

Find that missing link to complete your staging. If you can't do anymore, find a realtor who specializes in staging home to sell. You will be very happy with the results.
